Rented homes in England need an EICR every five years or at a change of tenancy. The landlord has to give the tenant a copy within 28 days, and the council can ask to see it. If the report comes back unsatisfactory, the remedial work has to be done within 28 days.

How the Test Is Carried Out

The power goes off for part of the test, usually two to four hours in a normal house. We take covers off sockets and switches, test each circuit for insulation and earthing, and inspect the consumer unit. Then we write the report and talk through anything that came up.
